Bamboo Growing Under Our Patio

Bamboo growing under patios is one of the most problematic scenarios involved with bamboo removal, the removal costs are likely to be high.

Bamboo is very often planted in locations for privacy screening or simply because of its attractive appearance, yet hard landscaping such a patios are the absolute worst place to grow bamboo anywhere near.

Bamboo spreads unseen underground, once it reaches hard landscaped areas such as patios the rhizomes will breach any weaknesses, cracks and voids, very often spreading throughout the sub base material.

Bamboo Growing Under Our Patio

Bamboo Growing Through Patio.

The first visible signs of the huge problems below will be small bamboo shoots rising up through any cracks it finds.
You may notice just one or two shoots, yet under the paving there is likely to be a huge maze of rhizome spreading throughout the area, waiting for the next growing season to grow new culms anywhere a weakness is found.

However, new growing culms are not the only issue that will cause damage to your patio.
As the rhizomes grow they also become larger in diameter, also the sheer volume of rhizome mass under the patio.
As the rhizome expands the pressure will increase on the patio paving, cracks will start to appear on the paving joints, slabs will start to lift making way for more culms to grow upwards.

This is where the expense can rise sharply.
To be able to remove the bamboo ending the your misery, the only option will be to dismantle the patio to enable the removal of the bamboo from under the patio.
Not only do you have the costs for the bamboo removal but also replacement of the patio, which clearly will be significant.

If you have bamboo growing under or in your patio, it is very much like an iceberg, the bit you can see is not the bit you want to worry about, it’s the bit you can’t see you need to be very concerned about.

Act now before your bamboo nightmare just gets worse.

Bamboo Removal Costs

Bamboo Removal Costs UK

Are you wondering about bamboo removal costs UK in 2024 ?

Bamboo removal costs are often one of the first things that are thought about or mentioned when a homeowner has a bamboo problem.

The cost of bamboo removal pales into insignificance when the cost of not removing bamboo is considered. The likely costs involved with ignoring the problem and letting it continue to expand will be much higher.

A bamboo problem will only get worse, each year expanding into new areas, the bamboo removal cost becoming greater.

Bamboo removal is a complex process, certainly not something to be taken lightly.
Contractors need to understand bamboo, it’s life cycle and how it expands.
They also need to have the skills and equipment to undertake the work, and undertake works to a high standard.

The actual cost of a bamboo removal is dependent on a large number or variables, it is impossible to give a generic cost, however we will be able to give an indication from expertise and previous bamboo removals.

Influencing factors include the size, type and density of the bamboo colonisation.
Whether the bamboo has encroached into neighbouring property, access to the bamboo location.
The area surrounding the bamboo matters greatly, whether trees or shrubs will need removal, is the area clear open land, or complex such as hard landscaping areas. Underground services must also be remembered, cables, pipes etc.

These are just a few of the factors, however there are very many more.

One major fact that must be at the forefront of any pricing decision is that bamboo is a highly regenerative and invasive species, any work must be carried out to very high standards first time without fail.

Whilst bamboo removals costings can cost from as little as £995 +vat, most will cost more.

In our experience most bamboo removal costs range in the region of £1795 +vat to £7995 +vat.

Bamboo Removal Costs UK, how bamboo encroachment affects costs.

If bamboo expansion or encroachment is significant, the location of the bamboo is difficult, perhaps encroachment under patios or into neighbouring property the costs can be much higher, with costs very easily rising to £10,000 +vat and more.

Whilst these costs might be higher than you had first imagined, if works are not undertaken and your bamboo encroaches into a neighbours property, perhaps into mature shrubs or a hedge, under an area of decking or perhaps a shed, or under a hard landscaped area such as paving, the costs to remove the encroachment and to make good any damage caused will very quickly run into many times the cost of the removal from your garden.

If your bamboo has already encroached into a neighbouring property act swiftly to limit the damage caused and to minimise any additional costs.

It must also be remembered that if your bamboo encroaches into a neighbouring property you are highly likely to be responsible for the removal costs and any remedial work needed, including replacement of trees, shrubs or landscaping.
Bamboo encroachment is covered under “Nuisance” legislation.

Bamboo Encroachment And The Law UK

Bamboo Encroachment And The Law UK

In our experience bamboo is the vegetation that causes most serious issues and neighbour disputes, far higher than trees or hedges.

The reason is that bamboo is so invasive and destructive.

Trees cause issues, but they are in air space and can fairly easily be reduced with the issue rectified.

Bamboo is far different, it invades your land, taking over your own property, silently expanding, invading, sending up new canes.

It’s personal, it grinds you down.

In our opinion bamboo should not be planted in an average domestic property that has neighbours.

It is highly likely that eventually it will grow beyond an ideal size and encroach into a neighbouring property, this is where the property owner can fall foul of nuisance laws.

Nuisance can be defined as any activity or condition that substantially interferes with a person’s use or enjoyment of their property.

Obviously it is always essential to gain independent legal advice from a reputable legal firm.

Whilst bamboo is not classed as an invasive species in the UK under the Wildlife & Countryside Act 1981 unlike Japanese Knotweed, it is illegal to allow it to grow into a neighbouring property.

If your bamboo encroaches into a neighbouring property you may be liable for a legal claim against you.

This claim could include the costs for the removal of the bamboo, the costs to reinstate the garden including the lawn, shrubs or tress affected, damage to any hard landscaped areas such as patios, decking, or the most worrying structural damage to a property.

If a property value has been affected due to the encroachment of bamboo it is even possible that you could be liable for this loss too.

This is rounded up with the legal costs of the aggrieved party.

As you can imagine, these costs can soon run into many thousands of pounds if not tens of thousands.

Bamboo Encroachment UK
Bamboo Encroachment UK

Bamboo Encroachment And The Law UK how it affects property sales, values and mortgages.

Bamboo is increasingly on the radar of mortgage lenders who may in the future start to make restrictions on lending where bamboo is present similar to Japanese Knotweed.

Where there is any dispute regarding bamboo encroachment the best way forward for all parties is through calm and sensible conversation. As soon as this sensible approach breaks down the chance of hugely increased costs is a certain possibility.

Legal proceeding costs are very likely to be much higher than the costs for the bamboo removal.

If in doubt, always seek professional legal advice from a reputable legal company.

How to proceed if your bamboo has encroached into a neighbouring property.

  1. Have a calm and sensible conversation with the neighbour who’s land it has affected. Explain that you will employ a professional contractor to remove your own bamboo and the bamboo that has affected the neighbours land.
  2. Once removal has taken place, monitor the area for any new growth and remove.

How to proceed if bamboo has encroached into your property.

  1. Introduce yourself to your neighbour and explain the situation. Show them how their bamboo is affecting your property and any damage it is causing.
  2. Photograph the whole area showing how bamboo is affecting your property.
  3. Put your concerns in writing to your neighbour, kindly asking them to respond.
  4. Hopefully they will understand the issue and instruct a suitable contractor to remove the bamboo and reinstate the area.
  5. If this is not the case contact a suitable legal company who specialise in land disputes.
  6. Using the photographs you have, document the complaint showing the area affected and any damage caused.

Buying A House With Bamboo UK

Buying a house with bamboo UK ?

If you are buying a house with bamboo or looking at a house with bamboo growing in its gardens you really should consider the potential risk that this may bring.
Bamboo is an invasive species with more and more UK homeowners finding that it can have costly consequences.
With certain species its rhizomes can spread unseen under ground meters per year.

Many people falsely believe that it is only “running bamboo” that has spreading rhizomes, this is incorrect.
Once “Clumping Bamboo” reaches a mature stage it too will send out running rhizomes for it to expand, to create a ever increasing bamboo grove.
The greater size of bamboo grove that is created the more energy that it can create, leading to greater rhizomes creation and ever more energy and growth.

Bamboo is often planted in UK homes to provide screening and privacy from nearby neighbours.
The planting of this bamboo normally being on boundary edges such as flower borders or along fence lines.
Yet it is this positioning that represents the greatest financial risk, bamboo encroachment. Buying a house with bamboo encroachment is a serious matter.

Bamboo encroachment is where the bamboo spreads from its original planting position into other areas.
If bamboo spreads into a neighbouring property or area of land, due to the fact that bamboo is an invasive species, the homeowner where the bamboo originates is highly likely to be responsible for the removal costs and any associated damage.
Whilst simple removal costs are not insignificant, if bamboo has encroached under patios, into landscaped areas or borders of shrubs, costs can spiral very quickly into many many thousands of pounds.
When looking at any property bamboo is certainly one thing to look out for in the garden, or indeed neighbouring gardens, checking for bamboo encroachment.
It is not currently a legal requirement to notify any prospective buyer of bamboo unlike Japanese Knotweed, but the consequences of bamboo can be as great if not worse.

If you are considering buying a house with bamboo in the UK and are at a stage of making an offer thought should be given to the costs of bamboo removal.
Bamboo removal costs are based on a number of elements including the size of area affected, the type of bamboo, whether running or clumping, and site access.
Most specialist bamboo removal companies will have a range of costs.
Starting costs for most bamboo removals are typically from £1000 +vat for a very small bamboo grove in an average garden area.
However if you have a very small area affected by bamboo the cost could be lower.
In our experience most bamboo removals cost between £1500 and £5000 +vat, although in some extreme cases where bamboo encroachment has been left costs can run into tens of thousands of pounds.

To sum up, if you are considering buying a house with bamboo UK make sure you are very aware of the consequences and the potential costs involved to remove this invasive plant.
Any offer forwarded to purchase the house should reflect the bamboo removal cost.

Selling A House With Bamboo UK

Selling A House With Bamboo UK ?

If you are selling a house with bamboo in the UK you may be well advised to read this.
Bamboo is invasive, this means it will expand, growing into areas that you don’t want it to.
In short, this means it is a very expensive plant to have growing in your garden.
If you are selling a house having bamboo growing in your garden will cost you money, make no mistake.

Many buyers are aware that bamboo is invasive, any property surveyor should absolutely know this.
Bamboo is highly likely to be flagged up on any homebuyer survey, this will be highlighted as a negative, an issue that either needs to be dealt with or should be.
In extreme circumstances it may even result in the failure of a mortgage offer.

If you are selling or planning to sell a house with bamboo, it is highly recommended that the bamboo is correctly removed as soon as possible.
Simply cutting the canes down will not help, specialist bamboo removal is needed.

Do not be tempted to do this yourself or ask a gardener to “Have a go”

If you are selling a house with bamboo the removal of the bamboo in your garden will require investment, however this investment will absolutely be less than the amount any prospective buyer is likely to offer on your property.
Any prospective buyer will normally reduce offers in multiples of five thousand pounds, so the cost of removal will actually save you money, plus the advantage of removing a negative issue over the house sale.

If bamboo is growing near any boundary in your house, which is normally the case, a homebuyer surveyor will hopefully flag this up.
Bamboo is an invasive species, if you allow it to encroach onto another property you are highly likely to be responsible for the removal costs for that property too.

With all this considered, if you are selling a house with bamboo uk have it removed before it is flagged up as a house with an invasive species growing in it and bamboo costs you more than it needs to.

Can Bamboo Damage Tarmac

Can Bamboo Damage Tarmac ?

The simple answer is Yes.

Whilst bamboo will not simply pop up through tarmac that is in good condition and of suitable depth, it absolutely will compromise any defect, area of sub standard construction or edges of tarmac, for example the edges of drives.

Bamboo has two main types, clumping and running. It is running bamboo that causes most cases of damage to tarmac, although the rhizomes emitted from mature clumping bamboo will equally cause the same tarmac damage.

Bamboo rhizomes spread rapidly unseen underground, in mature groves they can spread meters in a year.

It is this rhizome expansion that will compromise any defect, the rhizome as it grows will open cracks and new shoots will grow up in the new growing season, with new canes rapidly growing upwards and the foliage fuelling energy reserves.

The simple increase in rhizome mass as it grows can also create its own cracks and weak points, as it grows the constant and increasing pressure will create bulges in the tarmac eventually leading to the tarmac damage.

Once rhizomes have encroached under tarmac it is simply only a matter of time until damage occurs. If you know you have encroachment under the tarmac you must act without delay.

Bamboo can be highly invasive, if you have bamboo growing near any tarmac be very aware, bamboo does damage tarmac.

As the following two photographs show bamboo damage will start at the edges, generally being the weakest point in any hard landscaping.

The public footpath photo shows how bamboo has encroached under the fence and the rhizomes have now started to push up through the tarmac path edge where the makeup of the path is poor. This growth will continue and the rhizomes will gradually push further under and into the makeup and cause greater damage. It has to be remembered that this is a public footpath so there will be legal consequences to allow continued growth.

The scond photo shows how bamboo rhizomes have been allowed to grow under a newly laid resin path, and even with the small amount have started to lift and crack the new surface.

It is these early signs that need to be spotted and remedial works carried out before damage is significant.
